Developers Pete Rothschild of Rothschild Development and Mat Librach of MBL Realty Company approached Timmermann Group looking for a web presence that could adequately represent their most recent development, The Smile Lofts. Previously the Smile Soda Factory, this development has become one of the most architecturally impressive dwellings in the St. Louis area, with multiple open floor plans ranging from studio to three bedroom units. However, as is characteristic of all development projects, the public remains uninformed of such a project until it is properly marketed. Rothschild and Librach needed a website that could relay the intensity of this new development to the public, and they needed it yesterday.

The main objective was to incorporate the development's combination of modern function and historic form into the site's design and programming. The Smile Soda Factory's original packaging and display artwork was used for the site's art direction. The combination of the vintage artwork along with an urban-contemporary color scheme gave it the look that was necessary to reflect the development's evolution.

Timmermann Group used existing logos and drawings of the development to create a design that accented the coexistence of a rehabbed development with the flair of urban lifestyle. To capture the magnitude of The Smile Lofts project, the designers at T.G. created a fully functional rotating 3D model to display the units housed within the shell. This also gave the prospective tenants a good idea of the different unit's locations, sizes and outside views. For the Units section T.G. designed a user-friendly interface that displays individual unit prices, availability, number of bedrooms and levels, and an option to view the loft's floor plans or take a virtual tour. T.G. also incorporated an online application process to lessen the workload for Red Brick Management, property management company for The Smile Lofts. "The launch of the Smile Website really helped our occupancy rate", said David Rothschild of Red Brick Management. After only two months of launching the website the loft complex was at 100 percent capacity with many of the new tenets finding the website through an internet search.
Timmermann Group continues to maintain and keep the site updated by posting open house dates and news articles on the home page.
